NOTICE CONCERNING 2023 BUDGET AMENDMENT

AND PROPOSED 2024 BUDGET

NOTICE IS HEREBY GIVEN to all interested parties that the necessity has arisen to amend the 2023 Budget and that a proposed 2024 Budget have been submitted to the Board of Directors of the Stone Creek Metropolitan District; and that copies of the proposed Amended 2023 Budget and 2024 Budget have been filed at the District's offices, 14901 E Hampden Avenue, Suite 320, Aurora, Colorado, where the same is open for public inspection; and that adoption of Resolutions Amending the 2023 Budget and Adopting the 2024 Budget will be considered at a public meeting of the Board of Directors of the Districts to be held on Wednesday, November 29, 2023, at 5:30 p.m. This District Board meeting will be held by Zoom Meeting and can be joined through the directions below:

Good morning, all-

I have had several questions regarding the quarterly invoices that went out this week.  

The quarterly fee for the District has been $210/quarter since it’s inception. However, starting in the summer of 2021 the Board discounted the fees $73/quarter. That was the amount of the fee that is applied toward the pool and clubhouse operations; the Board discounted that amount due to the delay in the pool/clubhouse opening. That discount went through 3rd quarter of 2022 which is went the pool and clubhouse opened. E-mail notifications went out each quarter regarding this discount to let folks know the amount and the reason.  As the pool and clubhouse were open over the summer, and the clubhouse remains open, the discount has been removed.

Hello Residents of Stone Creek Metro District,

I just wanted to touch base with you all on a few things. Please see below.

  • The outstanding payments to Caretaker are still being processed; we have been working with Caretaker and the developer regarding this.
  • We have received bids for the noxious weeds in the community
  • The pool cover for the pool should be installed in the near future; this was provided by the developer
  • The next election for the Board of Directors will be in May 2023. Please make sure your voter registration is correct; you have to do this on the Secretary of State website. This way you will be sure to receive the Call for Nominations and other election information. The website is https://www.sos.state.co.us/voter/pages/pub/home.xhtml. Election information will also be posted on the District’s website, https://stonecreekmd.colorado.gov/

The District is working with Douglas County to address the thistle mitigation on certain areas located within the boundaries of the District.  The District is in the process of receiving bids and will be coordinating with Douglas County to implement the plan to control/eliminate the thistle on the respective property.  The County will not be taking any additional action at this time in order to allow the District the time necessary to address the issue.

Good afternoon!

There are several items that we are following up on after the meeting of the Board of Directors meeting on Friday; this is the first of several e-mail updates that will be happening this week.

Homeowner Committees:

The Board authorized the creation of several committees to get homeowner input in the workings of the District. They are listed below; if you are interested in serving on one of these committees please let me know!

  1. Landscaping- Help draft the Request for Proposals for the landscape company, meet potential contractors, review proposals and make a recommendation to the Board of Directors. This committee will also help monitor the landscaping in the community.
  2. Design Review Committee- This committee would be review all architectural submittals for the community and approve or deny based on the existing rules.
  3. Clubhouse/Pool Committee- Help monitor pool and clubhouse operations, including contractors, reservations and usage.
  4. Social Committee- One of the things that helps make a great community is social events! This committee will be working on events for the community as a whole.
  5. Finance & Budgeting- Work with the accountant and Board to help draft the budget for 2023 as well as future years.

As I said, please let me know if you are interested in serving on these committees!

Good afternoon-

We hope you are all enjoying the pool and clubhouse, and we appreciate your patience through the opening process.

We have received comments and questions regarding the landscaping throughout the District and wanted to provide an update to all of you. The District is now working with a landscaping company engaged by the District to maintain the common areas throughout the District.  We realize that there here have been some questions regarding installation of front yard landscaping in some of the homes. The front yard installation is the responsibility of the respective home builder; we have reached out to the respective builders, however, the District does not have the authority to engage any work to be done on individual front yard landscaping.

Below is the approved initial action plan for the landscape maintenance of the common area. We do not have confirmation on the timing of the items below but I will pass that on as soon as I have it.

Mowing:

1. Mow open space tracts between houses in Villages B, C, and D.

2. Mow Interlocken and Scott Ave

3. Mow perimeter of both parks

4. Mow strips along all trails in the project leading to Cherry Creek Trail

5. Mow remaining open space tracts behind houses on perimeter of project

Weeds:

Weed control has two major activities.  Thistle control by removing plants by roots and chemical treatment of remaining thistle and other weeds once we have mowed.

1. Remove the thistle from the root before it goes to seed.

2.  Chemical treatment to prevent future growth

The day has arrived!!!!!

The pool and clubhouse will be open as of 5pm, tomorrow (July 8th). Please read the information below in its entirety.

Access Code:

  1. The clubhouse and pool is currently operated on a code system. The initial access code is 577900. Please do not give out the code to anyone outside of the community.
  2. The code can be used on any of the clubhouse doors for access to the clubhouse and pool; the gates are for exit only
  3. The clubhouse & pool has 24-hour surveillance cameras in place.

Guests:

  1. Members are allowed to have up to three (3) Guests per household at any one time at the Pool Area.
  2. Guests are not permitted in the Fitness Room of the Clubhouse.
  3. Members are responsible for the actions of their Guests at all times.

Clubhouse & Gym Facility:

  1. The clubhouse was designed as a community hang-out, and you are welcome to come watch TV, play games, etc.
  2. There is also a fitness area with weights and cardio machines for your use.
  3. The access from the front door, which faces east.
  4. Hours of Operation:
    1. Gym hours are 5am-10pm.
    2. Clubhouse hours are from 10am-11pm
    3. These are currently under review
  5. There will be a reservation system in place; until then it is a first-come situation.

Pool:

  1. LIFEGUARDS ARE NOT PROVIDED AND USE OF THE POOL IS AT THE USERS’ OWN RISK.
  2. Access through the front door of the clubhouse; the pool gates are for exit only.
  3. Hours of Operation:
    1. Lap Swim 6am-10am (other use allowed, but lap swim is priority)
    2. General Swimming- 10am-8pm
  4. Pool Shower- the pool shower is on the exterior of the clubhouse building
  5. Food and beverages (excluding alcohol) are permitted on the pool deck, but may not be consumed while in the pool.
  6. No glass containers, glass swim goggles or anything else with glass are allowed in the pool area. Broken glass near/in the pool means the pool has to be closed, drained and cleaned for the safety of all. This takes several days during which no one has access to the pool.

Bathrooms:

The bathrooms are in the clubhouse; the code must be used to enter from the pool area.

Grill:

  1. The BBQ grill on the west patio is available on a first-come, first-served basis.
  2. Members must bring their own propane tank and grilling equipment. The use of charcoal is not permitted.
  3. Amenity Users are responsible for the cleanup of the grill after each use.
